How HDB differs from private property

Every lease is 99 years

An HDB flat is a 99-year lease from the year its block was built, not a freehold. An older flat has less lease to sell on, which shows up in the price.

You must live in it first

The minimum occupation period is five years for most flats and ten for Plus and Prime flats. Only then can you sell it or rent the whole flat out.

Prices are per block and flat type

HDB publishes the block, the flat type and a three-floor band, but never the unit. So every figure here is a median for a block and a size, not for one flat.
